TENANTS INFORMATION When you have decided on a property that you want, we require a £75.00 per person non refundable fee of intent. This enables us to take the property off the market while we proceed with your references. Please complete the application form, in full, which was given to you at the viewing and return it to us within 2 days. If the form is returned incomplete it will be returned to you and this will delay your application. We will also require from you proof of identity such as a passport or driving licence. And proof of your current residency such as utility bill, driving licence, mobile bill or if you have none of these a letter from your employer. In order to take on a tenancy you need to be earning 2½ times the annual rent amount, if it is a joint tenancy then both earnings will be taken into account. If you have not been in employment for the last 6 months, or have a shortfall in your earnings you may be asked for a guarantor but we will advise you of this if it is required. Some of our landlords have restrictions on their properties for example no smoking, pets or housing benefit, please check with us before proceeding if any of these should apply. We do not manage all the properties that we advertise. In some cases we act as just an introduction agent for the landlord. Please ask us if you wish to know this information. Usually our tenancy agreements are for 6 months you will not be able to end this commitment before the end of this fixed period, and the landlord will not be able to ask for the property back during this time. If you and your landlord are happy we can then renew for a further 6 months or possibly enter into a periodic tenancy, which is month by month. If you should however wish to give notice this has to be on a rent due date and you have to give one month. If the landlord wishes to terminate your tenancy they have to give you 2 months notice also on your rent due date. During your time at the property you are responsible for all the bills, and insuring the contents of the property. The landlord will supply the buildings insurance. We will carry out regular routine visits on all managed properties to ensure that the property is in good conditions, and there are no outstanding defects that the landlord should be aware of this is normally done every 2-3 months, we will also contact you to make an appointment to carry this out.
